Terms and conditions

CM Plumbing & Heating is a plumbing and heating business based in Dublin. In these terms, "we" and "us" means CM Plumbing & Heating, and "you" means the customer.

These terms apply to every quote, booking and job we carry out, unless we have agreed something different with you in writing.

1. What we do

We carry out domestic plumbing and heating work: fitting and repairing toilets, sinks, basins, showers, taps, radiators and pipework, and related jobs.

What we will do on your job is set out in the quote. Anything not listed there is not included.

2. Quotes and prices

Quotes are valid for thirty days unless we say otherwise. Prices include VAT where it applies.

A quote is based on what we can see and on what you have told us. If we open something up and find a problem that was not visible, we stop and tell you what it means for the price before we carry on. You are never charged for extra work you have not agreed to.

Where a job cannot be priced in advance, we work at our hourly rate and tell you that rate before we start.

3. Booking a job

A booking is made when you accept a quote by phone, text, email or through the form on this website, or when you ask us to start the work.

We agree a date or a time window with you. Emergency call-outs are fitted in as soon as we can, and we tell you honestly when that is likely to be.

4. Your right to cancel

If you are a consumer and we agreed the job in your home, or anywhere other than our own premises, you have fourteen days to cancel without giving a reason. This right comes from the Consumer Rights Act 2022.

If you want us to start within those fourteen days, we will ask you to confirm that in writing. If you then cancel, you still pay for the work already carried out and any materials already supplied.

To cancel, just tell us by phone, text or email. You do not need a particular form of words.

5. Getting into the property

You need to give us safe access to the property and to the area we are working in at the agreed time, along with water and electricity where the job needs it.

If nobody is there and we cannot get in, or the area is not clear enough to work in, we may charge for the wasted visit. We will always try to reach you first.

6. Cancelling or moving an appointment

If you need to move or cancel a booking, let us know as soon as you can. There is no charge if you tell us at least twenty-four hours before.

If we have to move an appointment, we tell you as soon as we know and offer you the next available slot. Emergencies elsewhere can occasionally push a booked job back, and we are sorry when that happens.

7. Parts and materials

We can supply the parts, or you can supply your own.

Where we supply them, the manufacturer's guarantee applies and we pass it on to you. Where you supply them, we fit them properly, but we cannot be responsible for the part itself failing, and any return visit caused by a faulty part you supplied is chargeable.

Parts remain our property until the invoice is paid in full.

8. Payment

For larger jobs we may ask for a deposit before we start, and we tell you the amount in the quote.

Payment is due within fourteen days of the invoice unless we agreed otherwise. We accept bank transfer and card.

If an invoice is not paid on time we send a reminder first. If it stays unpaid after that, we may charge interest on late payment as allowed by law and recover reasonable costs of collection.

9. Our workmanship guarantee

We guarantee our own workmanship for twelve months from the date the job is finished. If something we fitted or repaired fails because of how we did the work, we come back and put it right at no cost.

The guarantee does not cover normal wear, damage caused by someone else working on the same system afterwards, parts you supplied, blockages caused by what has gone down the drain, or problems caused by the age or condition of the wider system that we flagged to you at the time.

Tell us as soon as you notice a problem, so that a small one does not become a large one.

10. Your legal rights

Nothing in these terms takes away the rights you have as a consumer under Irish law, including the Consumer Rights Act 2022. Our work must be carried out with reasonable care and skill, and that right stands whatever these terms say.

11. Things outside our control

We work carefully, but plumbing sits inside walls, floors and systems that were often installed long before we arrived.

We are not responsible for faults in an existing system that were already there, for damage caused by pipework or fittings failing elsewhere in the property, or for the condition of tiles, panels or surfaces that have to be lifted to reach the work. We always tell you before we lift anything.

12. Liability

We carry public liability insurance. Where we cause damage through our own negligence, we put it right or cover the cost of doing so.

We are not liable for indirect losses such as lost earnings, and except where the law says otherwise our liability for any one job is limited to the value of that job.

Nothing here limits our liability for death or personal injury caused by our negligence, or for fraud.

13. Gas work

Any work on gas appliances or gas pipework is carried out only by a Registered Gas Installer, as required by law in Ireland.

If a job turns out to involve gas work that we are not registered to carry out, we tell you and put you in touch with someone who is.

14. Complaints

If you are not happy with something, ring or email us and tell us. We would far rather hear it directly and fix it than read about it later.

We aim to respond within three working days.

15. Privacy

We only use your details to quote for, carry out and invoice your job. How we handle them is set out in our privacy policy.

16. Changes to these terms

We may update these terms. The version that applies to your job is the one that was in place when you accepted the quote.

17. Governing law

These terms are governed by the law of Ireland, and the Irish courts have jurisdiction over any dispute.
